Houston remains one of the strongest markets for master-planned communities, according to an annual report by Washington, D.C., consultancy RCLCO. The report ranked the top 50 master-planned communities by new home sales in 2024. Despite slower sales in many of the region’s master-planned communities last year, the Houston area had 12 of the nation’s top 50 selling communities last year, according to RCLCO.

Many of the communities on this list are familiar, but one, the Grand Prairie in Hockley, is a newcomer at No. 41.

“Master-planned communities in Houston continue to demonstrate their resilience, largely keeping pace with last year’s sales activity despite headwinds that included election uncertainty and mortgage rates that have remained elevated for longer than anticipated,” – said Karl Pischke, principal at RCLCO in a statement.

The Grand Prairie. Hockley, Texas

This is the 1,730-acre development’s first appearance on the top-selling communities report after 436 home sales last year, according to RCLCO. The Hockley community held its grand opening in April, and developer Ember recently broke ground on phase two.Home prices range from the $300,000s to the $600,000s. Two pocket parks and a greenbelt are already open. A 6.3-acre amenity complex, additional trails and a 70-acre lake will open by summer. Overall, 6,000 homes are planned.
